• Millennium Place reaches 51 percent in luxury sales

    More than half of the über-luxe condominiums at Millennium Place, the city’s newest residential development, have been sold, according to Millennium Partners, which is developing the 15-story building in Midtown at the intersection of Washington and Avery streets.

    One of the most recent residences of the 130 units placed under agreement is a penthouse with a private terrace, listed at $3.495 million. It has three-plus bedrooms and three baths.

    The mixed-use full-service glass-and-steel building designed by Handel + Associates is currently under construction – and on schedule. Residents are slated to begin moving in this fall.

    Millennium Partners also developed the award-winning Ritz-Carlton Hotel and Towers on Avery Street. These three buildings total two million square feet and represent an investment of $1 billion in Boston during the past decade.

    And, the New York-based international developer plans to invest an additional $1 billion in the next 10 years. Millennium Partners is the lead developer for a new 625-foot tower adjacent to the Burnham Building, the former site of Filene’s and Filene’s Basement.

    Richard Baumert, a partner at Millennium Partners, said in a statement that the strong initial sales are indicative of the “exceptional quality of product and unique lifestyle afforded in this residential building.

    “There is no other product of this caliber on the market in Boston, and our buyers have quickly embraced … all that will be found at Millennium Place.”

    Later, he said that Millennium Partners had “hit a sweet spot” in Boston. “It definitely helps to be the only game in town,” offering an unprecedented lifestyle that accompanies these homes in a vibrant neighborhood.

    In the past four-and-a-half months, since the sales center at 172 Tremont St. opened, “we have been seeing every type of buyer of one-bedrooms, two-bedrooms and threes.

    “It seems that everything that we have at the moment has suited people’s needs,” he said.

    Square footage ranges from 775 square feet to 2,360 square feet. Prices begin at $750,000 and increase to $3.5 million. Only four of the 14 penthouses remain, and two have outdoor spaces or solariums, he said.

    The exquisite finishes in these homes will include 5-inch-wide ivory plank flooring, rich carpeting in the bedrooms and eastern white marble tiles in the baths, which will have glass-enclosed showers or soaking tubs or both. The penthouses will have fireplaces.

    The open kitchens will feature Kashmir white granite counters that contrast with dark American walnut cabinetry and top-of-the-line appliances.

    The lifestyle amenities include preferred access to Boston’s cultural venues and to Sports Club/LA-Boston across the street. Millennium Place also will have an on-site fitness center, Pilates and yoga studios, a screening room and a children’s playroom, plus a 24-hour concierge and doorman.
