The 15-story luxury condo building near Downtown Crossing is 51 percent sold, with 130 units snagged by buyers so far, the developer said today.

“We … feel the strong initial sales experienced are indicative of the exceptional quality of product and unique lifestyle afforded by this residential building,” said Richard Baumert, partner at New York-based Millennium Partners. “We expect that this enthusiasm will continue throughout 2013.”

The 256-unit complex — located at 580 Washington St. behind the Ritz-Carlton, a block off the Common — hit the market in mid-October, about a month before the project’s steel frame was finished.

The condos consist of one-, two- and three-bedroom units, ranging in size from 775 square feet to 2,360 square feet. Prices ranging start at around $750,000 and go up to $3.5 million for penthouses.

Residents will start moving in next fall.
